St. Louis-area construction company plans move to larger space as it adds employees

A local construction company is moving to bigger office space with more room for its growing number of employees.

Kadean Construction in April will move from its current headquarters at 1558 Fenpark Drive in Fenton to an office building in Sunset Hills, Laumeier Office Park Building 4 at 3068 S. Geyer Road.

The design-build and commercial construction contractor will occupy 10,500 square feet at the Sunset Hills office park, following a $1.2 million buildout and renovation of the facilities, the company said in a news release.

Over the past 15 months, Kadean’s headquarters staff has grown from 20 employees to 36, and the company is still too crowded in its 7,000 square feet in Fenton even after a 2020 renovation that was intended to accommodate more employees.

“We literally have run out of space at our current location,” Kadean President Mike Eveler said in the release. “The new location should accommodate the needs of our growing and talented team over the life of our new lease. We are all very excited about our new space.”

The new space at Laumeier Office Park will have an open office format, with conference rooms, training areas and breakout/collaboration space, according to the release.

Founded in 1963, Kadean operates divisions specializing in industrial, health care, multifamily, science and technology, institutional, food and beverage, and commercial. It also has ventured into the cannabis sector in recent years, building a significant number of Missouri's cannabis facilities.

The firm has long been based in or around south St. Louis County, moving in February 2000 to Fenton from Telegraph Road.

As the company moves again, it will also need to expand its current storage space. Kadean is finalizing a lease for roughly 4,600 square feet of warehouse space in the Westport area that will replace 3,000 square feet of storage at Kadean’s current office.

The design of the new office space is being led by Kadean’s architecture team, with St. Louis-based Eddy Design Group assisting with selection of finishes, furniture and specialty space planning, the company said.

The construction firm also operates a Kansas City office that opened in 2018. The company’s total employment is 85.

The revenue of the 60-year-old company grew from $85.2 million in 2019 to $340 million in 2022, the company said.

Office vacancy in the south St. Louis County submarket stood at 12.4%, compared with an overall vacancy rate of 15.8% for the region, according to a fourth-quarter report from commercial real estate firm Cushman & Wakefield.
